Suffolk is managing construction services on Winthrop Center, a 53-story office and condominium building located in the heart of Boston’s Financial District.
Upon completion, the tower will be the fourth-tallest building in Boston. This project features a two-tower design, with a 690-foot office tower facing Winthrop Center and Devonshire Street and a 579-foot tower facing Federal Street, each sitting atop a 65-foot Great Hall and connected by several stories of glass walkways. The Great Hall will feature a public lobby that will run between Devonshire and Federal streets and will be lined with 31,000 square feet of restaurant and retail space as well as 21,000 square feet of shared meeting space. The project will span 1.9 million square feet, including 750,000 square feet of office space, 400 residential units, and 550 underground parking spaces.
The client envisioned a connection between building performance and human health, wellness, productivity and sustainability and committed to seek certification from the Passive House Institute. Passive House standards require combining an air-tight envelope with other measures to dramatically reduce the amount of energy the building uses. The building is the second largest vertical development by square feet in the City of Boston history, second to only the Hancock Building, and the largest office building in the world to seek certification from the Passive House Institute. Because Passive House-certified buildings are super-insulated and have an airtight design, they are considered more durable, resilient structures, which increases their value and allows for fewer maintenance requirements and lower costs for the end users over time.
