This new construction project was comprised of two new buildings totaling 22,000 square foot in the heart of the operating Irvine Spectrum Center.
The buildings are steel core and shell with EIFS exteriors and two 10-foot high, specialty fiberglass domes. The project team carefully planned site logistics and the schedule to build the project in two phases with six sub-phases. The project was in a town center that has an extremely high volume of foot traffic, requiring the build team to maintain saftey standards for both worers and visitors.
The 160,000 square foot site includes multiple colored concretes, multi-colored poured-in-place walls, pre-cast, and furnishings. Underground utilities were coordinated with phase locations and timing in cooperation with the high-end, functioning shopping center.
The two buildings were turned over in phases, on time, in summer and fall 2007. Additional site work was added and completed in February 2008.
