Expanding Fenway’s research and office landscape

201 Brookline Avenue

This mixed-use project delivers new office, laboratory, and community gathering spaces in the Fenway neighborhood while preserving the architectural character of the historic 1929 Landmark Center building. The work is divided into two phases, beginning with extensive enabling and garage renovations that included selective demolition, deep pile foundations, new vehicle ramps, and targeted interior upgrades with associated MEP and fire protection relocations.

A modern lab and research tower

The second phase includes construction of a new 14-story, 550,500-square-foot core and shell lab and research/office building founded on high-capacity mini-piles and enclosed with a unitized curtainwall façade. The structure connects to the existing building at the lower levels and cantilevers above it, integrating old and new. The project also included three confidential laboratory fit-outs supporting advanced research and office functions, along with a mechanical penthouse, dedicated shafts, and infrastructure designed to serve highly specialized lab environments.
