Flexible tenant spaces through innovative delivery

UMass Chan Medical School VA Ambulatory Clinic & Connecting Parking Garage

Delivered through a Design/Build partnership between Suffolk and SmithGroup, this four-story medical office building on the UMass Chan Medical School campus in Worcester, Massachusetts, was designed to support a 50,000-square-foot Veterans Affairs outpatient center on floors one and two. Floors three and four were planned as flexible tenant spaces and delivered through a collaborative turnkey agreement between the medical school and a long-term VA tenant, representing a first-of-its-kind approach for both stakeholders.

Contextual design and campus connectivity

UMass Chan Medical School VA Ambulatory Clinic & Connecting Parking Garage

The building exterior features limestone, aluminum panels, and curtain wall systems that align with the UMass Chan Medical School campus aesthetic. The project also includes a 340-space expansion of an adjacent five-story parking structure, a pedestrian bridge connecting to the Medical Office Building, and a new vertical circulation core, supporting broader campus connectivity and long-term redevelopment goals.
